FAQ’s

Questions, answered.

Straightforward answers to common questions about the Queensland Form 2 Seller Disclosure.

A Form 2 is the Queensland seller disclosure statement. It gives a prospective buyer important prescribed information about a property before they sign a contract, together with any required supporting certificates.

Most Queensland property sellers must provide it before the buyer signs the contract of sale. Different timing rules apply to auctions, but the disclosure documents must still be given or made available before the hammer falls. Some limited exemptions apply.

The Form 2 includes seller and property details, title information, relevant encumbrances, tenancy or rooming accommodation information, and prescribed certificates. Depending on the property, this may include a title search, survey plan, notices, pool safety documentation, and body corporate documents.

RCB Law’s basic fee for preparing a Form 2 Seller Disclosure is $495. The final cost may vary depending on the type of property and the searches or certificates required. Additional fees may apply in certain circumstances, such as body corporate certificates, extra searches or complex title matters. We will confirm any additional costs with you before proceeding.

Timing depends on the property type, the availability of required documents and how quickly information is provided. Starting early is recommended, particularly for body corporate properties or where further searches or certificates are needed.
