4. Unconditional Contract
This is the most exciting step for a seller (other than settlement) ! The buyer has now satisfied all the conditions to the contract and the contract will move to an ‘unconditional status’. An unconditional contract means that all the preconditions have been satisfied.
5. Final Inspection
The purchaser has a right to carry out a final inspection of the property within the seven days preceding settlement. This is to confirm that the property is in the same condition. It is important to ensure that all inclusions remain at the property, as this is where disputes can arise.
6. Settlement
At Settlement, your Conveyancer will hand over the Title Deed, the Transfer and the Notice of Sale. They will also receive from the Buyer’s Conveyancer, the money and a letter to the Real Estate Agent authorising them to release the deposit.
